How To Select A Roofing Contractor
Clearly written proposals which are detailed and broken down into separate line items are a good sign that the contractor is being thorough and has prepared an accurate estimate. Based upon roof slope, the following is a list of items your estimate or proposal must include.
Shingle Roofs:
- All existing roofing material, including flashing, must be removed.
- Ice and Water shield membrane must be installed at all gutter lines.
- Synthetic felts (tear and wrinkle resistant) must be installed over all roof sheathing.
- Quality fiberglass shingles installed with 4 galvanized roofing nails (nailed in the correct location on each shingle) according to Manufacturer’s specifications.
- All chimneys must have new metal flashing.
- All plumbing pipes must have new EPDM/aluminum collars.
- All points where the shingle roof meets the house wall must have new aluminum step flashing.
- All valleys must be “laced” – NOT Western cut.
- All furnace pipes must have new tall cone flashing.
Flat Roofs:
- All existing roof material and related flashing must be removed.
- EPDM (Black) or TPO (White) membrane must be installed over correct insulation, to meet or exceed manufacturer’s specifications.
- All flashing must be installed to meet or exceed manufacturer’s specifications.
